“Preventive Maintenance” … What’s in it for me? Part 3

As we continue through this series, I hope that you will begin to see how important it is to properly maintain your air conditioning and heating system.  When I am out helping customers with replacing their old, broken ac equipment, I am often asked, “How often should I have my system serviced?”.  Each situation is different depending on levels of dust, pet dander, and other factors.  But, generally speaking, we recommend having your system tuned up every 6 months. A good rule of thumb is before summer and before winter.

Another great question about preventive maintenance is, “What is done?” I am not going to lay out in detail each item, but I will give you a general overview.  This way, you will know what to expect.

 

 

• Inspect the condenser coil

• Test and adjust operating pressures

• Test starting capabilities

• Inspect the blower assembly

• Test and check safety controls

• Clean the condensate drain

• Test the voltage of the motors

• Test the amp draws on the motors

• Lubricate necessary moving parts

• Check thermostat for proper operation

• Check for proper air flow

• Measure the temperature difference at the return vs. the supply

• Check the expansion valve

• Inspect and spray evaporator with cleaner (when accessible)

• Test in a/c and/or heat mode

• Check all electrical connections

• Check all capacitors

• Clean the air handler coil

• Check mechanical components for vibration or rubbing

• Winter – check heat exchangers or electric heat strips and amps – (depending on equipment)

In addition to these items, our service technicians may recommend additional services to keep your unit running at its maximum efficiency. This can include cleaning the blower wheel, cleaning the condenser coil with a chemical, and adding condensate treatments to reduce algae growth.

All of these items are important to the overall care of your air conditioning and heating system.  Two of these items really stands out to me.  The reason is because it is a matter of life and death.  The first one is “Check all electrical connections.” If the electrical connections are not tight, it is possible for an electrical fire to occur.  The second one is if you have a furnace, “Check heat exchangers (for those with furnances).  If you have any holes or cracks in the heat exchanger, your family could be in serious danger from carbon monoxide poisoning.

On a side note, carbon monoxide detectors are relatively inexpensive.  In doing a Google search, I found that these can be purchased from $15.49 – $49.99.  If you have one already, be sure that your batteries have not died.

So, what does a “PM” (aka, preventive maintenance, tune-up, winter start-up, summer start-up) cost? Right now, if you want to have us to a winter start-up, it costs $89.00 per unit (residential customers only). If you would like to join our “Discount Club”, you get a winter start-up, and a summer start-up for $159 for the first unit and $129 for each additional unit.  (SPOILER ALERT …. lock in your price now, because there is a rumor going around that this is going to have to be increased next year.)

air filter air conditioning heating charleston sc preventive maintenanceI wanted to remind everyone that if you didn’t check your air filter last week, to please do so now.  I know that this is not a hard task, but it is one that is easily put off.  Since, this is about preventive maintenance for your air conditioner and heater, it is an excellent time to talk about air filters and air quality.

What does that filter do exactly? What does it do for me? Why should I replace it on a regular basis? I am glad that you asked (LOL).

First of all, what does that piece of fiberglass or pleated filter do? Of course you know that it filters debris and contaminants out of the air.  Basically, the air in our homes isn’t exactly the cleanest of air.  There is pet dander, dust, dust mites, pollen, fungi, mold, soot and many other “things” that are in the air.  These are the things that a filter helps to stop from being re-distributed throughout your home.

So, now you have read about how the filter helps your air quality, let’s cover what it does for your equipment. If you don’t replace your air filters on a regular basis and they get clogged, less air will pass through them.  This will cause the airflow to the unit to be below safe limits. Over time, because the unit has been “starved” of air, it will cause a premature failure of your equipment.  So, “what is in it for you?,” you ask.  You can prevent expensive repairs and prolong the life of your equipment.

Just so you have an idea, a new unit can cost between $4,500 and $12,000n (depending on the unit and scope of work).

Why should we spend money on preventive maintenance for our air conditioning and heating systems? What’s in it for me?

So often, we forget the metal boxes on the outsides of our homes.  Let’s face it…. as long as we are comfortable in our homes, we don’t think about it.  It is hard enough to remember to check and/or replace the air filters every month. So, why is “preventive maintenance” on your air conditioning and heating unit important?

Let me start by showing you a couple of problems that could have been prevented with some preventive maintenance.

condensate lineOn the left you can see a typical condensate line for an air conditioner. This line is typical of most in the attic of our homes, especially if your house is built on a slab. Whenever proper preventive maintenance is done, these lines are checked to be sure they are clear.  No clogs.  If they do have a clog, we will blow them out with CO2 or another device used to clear the clog.  If you are not having preventive maintenance done, a clog can easily develop over time.  inside a clogged condensate line for hvacOn the right, you can see the inside of the pipe on the left.  This pipe had to be cut out and replaced (it looks like a rodent ate through the pipe also.) This is a very solid clump of dirt, dust, algae etc.

So, whats the big deal with a clogged condensate line?  Well, when your air conditioner is pulling moisture out of the air, that vapor turns to liquid.  Yep, it turns to H2O… aka, water.  If that water cannot leave through these pipes, it begins to back up.  It begins to back up into the “overflow” pan under the unit. Hopefully, this pan has not rusted through AND it has a device called a float sensor. If these two items are in good working order, your ac will shut off and you will be calling someone (hopefully Arctic Air) to come to the rescue.  If there is not a float switch installed, then you could start seeing water flowing through your ceiling.  If the pan is rusted through….YIKES, water damage! Ugh, this could result in an expensive water damage claim and/or mold remediation claim, and this is a major inconvenience.

The next photo is of the inside of a condensing unit (the outside part of an air conditioning system).  This photo shows the results of an electrical fire.  This could have been prevented with proper preventive maintenance also. Our air conditioning units produce a lot of vibrations.  These vibrations can cause screws to come loose.  That is not a big deal, right? WRONG! It is a big deal.  The screws on the electrical connections came loose and caused a fire inside of this unit. Luckily, the fire was contained and there wasn’t a catastrophic loss. The entire unit had to be rewired though.  Again, an expensive repair that could have been prevented with some basic, quality preventive maintenance.

Preventive maintenance could have prevented these costly repairs.

When was the last time your air conditioner and heater had any preventive maintenance?  If you cannot remember, it is time… now.  For a winter tune-up (preventive maintenance), it costs $89. For two inspections, one in the spring and one in the fall, the cost is $159 or $13.25 per month (which can be paid monthly).

464570729I am sure that if you are reading this, and you are sitting in the comfort of your home (or office), you probably don’t have any questions that come to mind about your air conditioner or heater. I mean let’s face it… if it is nice and cool in your home, you really don’t have anything to ask about the ac. It is working, so no worries. As a matter of fact, let’s not even think about it (now is when you look for some wood to knock on…LOL). Sidenote: My adopted “Grandfather”(Sam Counts) would begin to knock on his head.

So, here are some of those questions and the answers…

How much will my ac or heater repair cost? This always the first question that pops up. And, I wish that I could just give a flat amount, however, every system is different. Sometimes, it can be as easy flipping a breaker, other times it could be a bad compressor or leak in an evaporator. BOTTOM LINE – What I do promise is this.. Arctic Air offers competitively priced, QUALITY work. Our goal is to get your equipment running as quick and affordable as possible.

How long will it take? I know that we are in Charleston, SC. It is hot and it is humid. Without an air conditioner running, I know that you are beginning to get cranky and miserable. We don’t want that… neither do the people who are there with you. BOTTOM LINE – Our goal is to get to your home or business on the same day that you call. During peak season, we will work to get to you as soon as possible (usually within 48 hours).

york-LX-Series-YCJD-air-conditioner-LCan you come charge up my unit? I cannot tell you how many times that I have been asked this question. The answer is YES, but …. Why the “but”? Because, in most cases, there is some other problem. Refrigerant (Freon) does not evaporate. When we get requests like this, this is what we will do… We will come out and do a diagnosis on your system. Once we have found the problem, we will inform you of the exact problem, and we will give you the cost of making the repairs. In addition, if there are options, we will give you those too. Some of our competitors have quotas that each service tech is required to make on each service call they go. We do NOT give our technicians any quotas to reach. They are only to make legitimate recommendations and repairs. We have been blessed with a great customer base and work. We never have to “make” work for ourselves.

Could this have been prevented? Yes, it is possible that this could have been prevented. Your air conditioner and heater should be given some TLC throughout the year. It is recommended that you have preventive maintenance done on your air conditioner and heater at least twice a year (once in the spring, once in the fall). Many emergency calls could have been prevented by simple maintenance.

As I am thinking about what to write, I am amazed at how this day changed all of our lives. The changes have been minor in some ways… major for those who lost loved ones.  I understand that loosing a loved one is nothing compared to the delay that we may experience when dealing with the TSA at the airport.

I remember being in my print shop working. Kathy hears the announcement on the radio that one of the World Trade Center Towers had been hit by a passenger plane.  Kathy and I are amazed at what has been just said.  We got the little TV that we had in the shop.  Then, we see another plane heading for the second tower. We watch as the plane makes impact. I thought to myself, “what is wrong with these pilots? I am sure that they can see these big ole towers.

At that point, it didn’t seem like we were being attacked.  But, you know the old adage, “Hindsite is 20/20”.

Many people lost their lives. Many people lost their loved ones, friends, and co-workers. Those people will never be forgotten.

Since then, families have had to put the pieces of their lives back together. Some are still dealing with the pain. For those, we pray that one day the pain would be lessened. We pray that peace and healing would replace some of the hurt and loss.

After 9-11, many more have been taken from us in the line of duty. Some have been permanently injured. Some are dealing with post traumatic syndrome. Others have to deal with what was required of them to “get the job done”.

For those who were innocently killed… For all of those that gave some… for all of those that gave all… Today we remember you.

Today, we REMEMBER and HONOR you. You will not be forgotten.

 

 

Honeywell & Apple Watch

Just a quick note … Did you hear on the Apple Keynote that Honeywell is going to partner with Apple to integrate our homes into the new Apple Watch? Honeywell is one of the largest thermostat and hvac parts providers in the US.

It will be interesting to see how Apple begins to integrate with our comfort levels in our homes.  The Apple Watch is definitely the most interesting product that they have delivered in a few years.

honeywell lyricHoneywell currently has a thermostat called the Lyric. This thermostat currently uses your smartphone’s gps position to figure out when it should turn on the ac or heat depending on how close you are to your home.

As products and new technology begins to come out, I will be sure to keep you up to date.

They have published a clock on there website counting down the days…. now hours until they unveil the new iPhone 6 and possibly the “iWatch”.  Speculation about the equipment and the event has had the internet blowing up.  Then, the Apple corporation, sends out an invitation to the press that simply has the date “9.9.2014” and the words “Wish we could save more.” Ha, again, great marketing.

With all the buzz, Apple is really getting a crazy amount of advertising for FREE!
