Kitchen Condenser Repair Gets a Charleston Restaurant Cooling Again

A commercial kitchen creates serious heat long before the lunch rush peaks. At this Charleston, SC property, that heat was pushing into the lobby while the cooling system struggled to keep pace. The project photo added useful context.

Dark residue was visible across the patterned ceiling grilles, showing that the indoor air path needed attention in this hard-working kitchen setting. We later confirmed that the store’s filter needed replacement as well.

Following the Electrical Clues

We began with a full diagnostic on the kitchen condenser, the outdoor section that releases heat from the cooling system. The condenser fan motor had seized, which meant it could no longer move air across the coil.

We also found that the compressor was not starting even when the electrical contactor engaged. Rather than assume the compressor itself had failed, we checked voltage and electrical resistance, commonly measured in ohms.

Those readings led us to the compressor plug and terminals, which were caked with gunk.

After we cleaned the terminals, the compressor started running again. That step mattered. Careful testing allowed us to restore the electrical connection before moving toward a far larger repair.

We then picked up a new condenser fan motor and installed it. With the new motor in place and the compressor connection cleaned, the system returned to operation and performed within manufacturer specifications.

Cooling Restored, Airflow Still on Our Radar

The client’s positive update was clear: everything was running fine. We still gave an honest reading of the full system. The temperature split, which compares return-air temperature with cooled supply air, was not especially strong. The lobby also continued to struggle against the heat produced by the kitchen.

The dirty interior filter remained an important next maintenance item.

A clogged filter can limit airflow, so changing it is a practical step toward helping the system move cooled air through the store more effectively. The visible buildup around the ceiling grilles reinforced that need.
